More Bairnsdale Guides
After 25 years servicing Bairnsdale and East Gippsland, we've seen every plumbing issue imaginable. Here are the five most common problems we fix — and exactly how to prevent them.
Blocked Drains
The problem: Kitchen sinks, laundry drains and showers in Bairnsdale homes regularly block with grease, hair, soap scum and food debris. Tree roots are also a major culprit in older East Gippsland suburbs.
Prevention: Use sink strainers, never pour oil down drains, and flush with hot water and vinegar weekly. For root intrusion, annual CCTV inspections catch problems early.
Bairnsdale tip:
Homes near Mitchell River and Lake King often have sandy soil — roots grow aggressively toward moisture in drain pipes.
Leaking Taps
The problem: A dripping tap can waste 20,000 litres of water per year. In Bairnsdale, we mostly see worn jump valves, perished O-rings and corroded tap seats in homes with hard water.
Prevention: Replace washers promptly. Consider ceramic disc taps which last longer in East Gippsland's water conditions.
Water savings:
Fixing one dripping tap saves enough water for 10 showers per week.
Hot Water System Failures
The problem: No hot water — especially on a cold morning. Bairnsdale homes with electric storage systems over 10 years old are at highest risk. Sediment buildup, sacrificial anode depletion and element failure are common.

Element failure
Prevention: Annual servicing, anode checks every 2 years, and consider upgrading to a heat pump before failure occurs.
Burst or Leaking Pipes
The problem: Bairnsdale's climate — hot summers and freezing winter nights — causes pipes to expand and contract. Older copper pipes work-harden and crack. Poly pipe fittings fail after 15-20 years.
Prevention: Insulate exposed pipes, maintain consistent indoor temperatures during frosts, and replace galvanised steel pipes which have a limited lifespan.
Low Water Pressure
The problem: Weak showers, slow-filling toilets. Causes include partially closed valves, pressure reducer issues, corroded galvanised pipes, or leaks.
Prevention: Check your boundary valve is fully open. If pressure is consistently low, have a plumber test mains pressure. Sometimes simply cleaning the showerhead (and tap aerators) can solve the issue.
